What you say may not be as important as how you say it. In this case the only thing that comes to mind is WTF!!!
I had a good conversation with the owner on this one. She was very honest, and was interested in what I had to say. Sometimes people can get defensive which is very understandable. You’ve lived in a home for a number of years and the last thing you want is someone you don’t know telling you there are a number of problems with your home especially when you just replaced the roof 5 years ago!
Looking at the image, the most obvious problem is the shingles don’t overlap the adhesive strip. If the shingles don’t adhere to one another they are vulnerable to wind. This roof was so poorly done it was a miracle there weren’t significant problems with water getting into the attic.
The lesson learned here is not to hire just anyone to tackle jobs of such importance and expense. The Owner told me she had no idea anything was wrong because she doesn’t know anything about roofing. Now there is nothing to do but tear it all off and replace it the right way and that starts with hiring a competent roofing contractor. I guess if there is a bright side, the owner will not hire the same person to replace the roof on her other property.
